  1. Let the landlord know that there are more than one option on the table. Revealing too much information is not necessary and can be detrimental. Simply revealing that there are more options will suffice. Don’t forget to ask for rent reduction or cancellation while making constructive adjustments. 
  2. Match the space to your future needs. When looking for a new office, the right amount of square meters is crucial but the right layout is even more important. Consult with a space planner before beginning a search to determine the ideal size and layout for your company’s needs. 
  3. You need time. Small – medium companies should have at least 9-15 months between the beginning of the search process and the moving. That depends on whether you are moving to an already established office or prefer a tailor made space that is built spatially for your team. 
  4. Avoid financial surprises. When managing a construction project, many companies run into financial surprises because they forget to consider construction issues such as consultants, carpentry work, and unknown design costs. One meeting with a project manager or an architect will help you discover most of those budget sections. 
  5. Consider the entire package. While the monthly rental rate is tremendously important, it is also important to consider the entire concession package when making a decision on a location. Issues such as construction subsidy by the landlord, or management and energy fees can make a big difference in the long run.  
  6. Have good representation. Don’t rely on in-house services offered by a landlord or the buildings management company. Assemble your own team of professionals and consultants to advise you during the evaluation process.
